We’re Precision Acres CIO, a registered charity changing the way housing works for people who need it most — and for those who’ve been told they don’t qualify.

What we do.
We provide safe, decent, and affordable homes to people who are struggling to access housing through mainstream routes — and we do it with support, fairness, and dignity.
Some of our homes are for people with more complex needs, such as:

Leaving prison or probation

Recovering from addiction

Fleeing domestic violence or abuse

Experiencing rough sleeping or long-term homelessness

Living with mental health challenges

Transitioning from hostels, care, or unsafe shared accommodation
But not all of our homes require a referral or support package. We also offer affordable rented homes for people who:

Are working on low incomes

Face barriers due to bad credit or rent arrears

Can’t pass traditional tenant referencing

Are just looking for a fair landlord who treats them like a human being
We are a charity — but we operate professionally and ethically, providing quality homes with heart.
What kind of homes do we offer?
We offer a range of properties in the Tees Valley area (with plans to expand regionally and nationally), including:

1-bedroom flats and studios – Ideal for single people, young adults, or those needing a fresh start

2–3 bedroom family homes – For parents with children, shared tenancies, or couples starting over
-
4–5 bedroom larger homes – For bigger families or bespoke referrals (e.g. mother & baby units, multigenerational households, or supported shared living)
All homes are:

Safe, well-maintained, and compliant with housing standards
-
Fully or part-furnished depending on your circumstances
-
Affordable — priced within Local Housing Allowance or agreed capped rent levels

Accessible where possible (we work with adaptations and partner services)

Near transport, schools, GP surgeries, recovery services, and employment hubs
We also design community spaces within our housing where possible — for shared gardens, social events, or tenant-led projects.

Who can apply.
We accept:

Self-referrals (you apply directly)

Professional referrals from probation, social workers, housing officers, GPs, rehab centres, women’s shelters, and more

Family or community organisation referrals
We aim to prioritise people in greatest need, but we always balance our housing portfolio — some homes are available on a first-come, first-served basis for low-income tenants without support needs.
We believe in building mixed, stable, healthy communities.
Every application is looked at individually. We consider:

Housing need and urgency

Location and property suitability

Your ability to sustain a tenancy (with or without help)

Whether you need supported or general housing
-
Compatibility with available units and existing tenants (where shared)
We don’t automatically exclude people with:

Criminal convictions

Past evictions

Mental health diagnoses

Zero hours work

Benefits claims
-
No fixed address
